MetWest Terra has capital available for hospitality renovation financing. This capital will continue to be used to renovate existing underperforming assets in order to reposition properties for their highest and best use. MetWest Terra looks at capital deployment for projects on a line item use basis, demanding short and long turn ROI for each investment. Renovation financing for projects can be structured in a variety of ways including mezzanine financing, preferred equity, and sliver equity depending on the needs and scope of work to be completed.
ASSET RECAPITALIZATION
Because MetWest Terra is well capitalized with access to flexible financing it is able to recapitalize assets efficiently and effectively. Through primary and mezzanine loan acquisitions, key capital placement, sliver equity, and JV partnerships MetWest Terra is able to structure a property’s required capital mix with management expertise.
PORTFOLIO PURCHASES
MetWest Terra has the experience and resources to execute a variety of structured acquisition strategies including portfolio purchases, mergers and acquisitions. Although MetWest Terra is highly selective in its transaction criteria, investment amount is not highly weighted within this criterion. Opportunities where MetWest Terra can add significant value and receive reciprocal value in return are the key factors in determining an opportunity’s strength.
